What is a buyer’s agent?

In New York City, ~95% of all transactions have two brokers involved:  one on the buy side and one on the sell side.  When I represent sellers, I am solely representing them and any potential buyer coming to see the property will be represented by a buyers agent.

  • A local expert who knows about all properties currently on the market, all recent comparable sales, & everything coming soon.
  • Your advocate within the brokerage community.
  • Personal concierge to guide you through the process and capable of managing every detail, including preparing your purchase application, referring financing options, and finding anyone from a top real estate attorney to a great dog walker once you move in!
  • An important thing to remember: In New York City far less properties sell per capita compared to the national average. The seller’s agent has a contractual fiduciary relationship with the seller. They may be a family member or family friend. Anything they say or do is to advance the seller’s best financial interests.

When I am representing buyers, I will only be representing you as the buyer.  I am bound to advocate and negotiate for your best interests at absolutely no cost to you! 

In New York City, the seller has an agreement to pay the commission, which is then split 50/50 between brokerage firms.  The seller's agent has a fiduciary responsibility to the seller not the buyer's best interests. If a broker is not working for you then they are working for the seller.

After determining what you are looking for we will organize property viewings that work with what you're looking for!   Once you have selected a property we will advise you on the building and the general market in the neighborhood, helping you feel confident deciding on an appropriate price to offer.  Finally, we will make sure that your offer is presented in the best light to the seller & seller's agent.
