A buyer agent is more than someone who can show you where the refrigerator is.  While the weather is heating up and the fridge is ever more important, a buyer agent is someone who is familiar with your situation and makes you more informed and more competitive in a constantly changing market.  

While the selling agent is working to get the highest price possible, a buying agent is a sounding board on certain buildings and units and an advocate to negotiate the best price.

The seller has a written agreement to pay a specific fee before the property is listed which is split between the seller and buyer agent.  In NYC, over 90% of all deals involve two agents.
