A rezoning intended to breathe new residential life into the beleaguered “Fur District” is reaping its fruit. Just last month we announced leasing is set to launch on Chelsea29, the first residential project to rise since the rezoning took effect. Now just one door to the west, another residential building is pressing forward with construction. Addressed at 211 West 29th Street, the project will be a 19-story, 42-unit rental building developed by Bernstein Real Estate and designed by the Passive House-devotees at ZH Architects.
The 46-foot-wide property was formerly a parking lot and has been owned by the developer since 2001 according to The Real Deal. Vincent Terranova, a Bernstein executive vice president, told TRD last year that the building will be designed to meet Passive House standards meaning it will utilize methods of construction that will reduce heat gain and energy loss and thus dramatically cut energy costs.
There will be retail at the ground level and the building’s narrow floorplate will hold no more than four apartments per floor. Upper levels will hold seven floor-through apartments. The building is slated to be finished sometime next year and CORE will be handling leasing and marketing.
